Final sale prices: how to track them in your own area

Asking prices show hopes. Final sale prices show what buyers paid. Here is how to track sold prices in your area and read the numbers right.

The asking price says what the seller hopes for. The final sale price says what the market actually paid. If you follow final sale prices in your area you know what comparable homes go for, you spot a bait price when one appears, and you can bid with confidence instead of guessing from listings.

Tracking final sale prices is therefore one of the simplest ways to become a better buyer or seller. Here is how to do it.

Where final sale prices are found

Public registers. For houses and other real property the purchase price is public: when the title registration is recorded with Lantmäteriet (the Swedish land registration authority) the price becomes public information. Tenant-owner apartments are not real property. Their prices are not public in the same way. They become known through estate agents reporting to statistics services.

The portals. Hemnet (the Swedish property portal) shows final sale prices for homes listed and sold through connected estate agents. Booli (the Swedish property portal) shows final sale prices openly and lets you track single addresses and areas, with alerts when something sells. Both need the sale to have gone through a reporting estate agent.

Estate agent chains. Several chains, including Fastighetsbyrån and Länsförsäkringar, offer final sale price subscriptions: you enter an area and get emails when the chain homes there sell. Coverage is limited to the own sales of the chain, but the emails often arrive fast.

Statistics services. To see the pattern rather than single sales, aggregated statistics are the better tool: price per square metre by municipality updates daily here at SökHem and shows median prices based on actual sales.

How to read final sale prices correctly

Always calculate per square metre. A final sale price of 3.2 million says nothing until you know whether it was 55 or 80 square metres. Price per square metre makes sales comparable, but only within the same home type. House prices and tenant-owner apartment prices per square metre are different worlds.

Adjust for the monthly fee. Two identical tenant-owner apartments with different monthly fees should not cost the same. A rule of thumb is that a fee difference of one thousand kronor a month equals several hundred thousand in price, since it is the total monthly cost of the buyer that competes.

Look at the right time window. Final sale prices older than six to twelve months can reflect a different interest rate climate and a different market. Weight the latest sales highest, and see the gap between valuation and final sale price as the range the market moves in.

Final sale prices in practice

Once you have found the home you want to act on, all of this gets used in a single moment: when you place your bid. Start from what comparable homes actually sold for, never from the asking price in the listing. And if you start tracking today, you will already have a clear sense of what is reasonable by your next viewing.
