When a property listing appears on Hemnet (the Swedish property portal), the sale has often run for weeks: the seller has picked an estate agent, the home has been photographed, and the agent has already contacted registered house hunters. So the listing is not the starting shot. It is the last step, and when you see it thousands of others see it at the same time.

That means if you only track published listings you always compete with the largest possible group of bidders. To get ahead you need to reach homes at the stage before. And that is fully possible, with no industry contacts.

Routes in before the listing

Upcoming homes. Most portals and estate agent chains show homes on the way out, labelled ”upcoming” or ”in the pipeline”, where the seller has agreed to show the home before the open listing. Here you can often book a viewing or contact the estate agent directly.

Estate agent buyer registers. Each estate agent office keeps a register of house hunters who described what they want. When the office takes on a new instruction it calls through the register first. If they find a match the home can sell without the listing ever going public. Registering costs nothing, but you must do it with each chain separately.

Pros and cons of buying before listing

The upside is clear: fewer rivals. A sale agreed before the listing goes public may have one or two interested buyers instead of an open bidding round. That gives a calmer process and often a stronger negotiating position.

The downside is that the price picture gets harder to read, since without open bidding you lack the market verdict on that exact home. Offset it with statistics: compare against what similar homes actually cost per square metre in the area, and run the numbers on the valuation before you bid. The buyer duty to inspect applies just as usual, so never skip the survey because the sale moves fast.
