Terms of Use

SökHem is a digital platform that helps home buyers find and monitor properties for sale on the Swedish market. SökHem is not a registered real estate agent and does not provide brokerage services. All transactions take place between buyers, sellers and their respective representatives.

To use SökHem you must be at least 18 years old and have the legal capacity to enter into agreements. By creating an account, you confirm that these requirements are met.

You are responsible for keeping your login credentials confidential and for all activity that takes place under your account. Contact us immediately at [email protected] if you suspect unauthorised access.

You agree not to, directly or indirectly:

• Copy, reproduce, modify, adapt or otherwise imitate the Platform, its underlying technology or content, including but not limited to listing data, images, texts, statistics, pricing models and databases.
• Distribute, sell, sublicense, rent out or otherwise transfer the Platform, its underlying technology or content to any third party.
• Integrate the Platform, its underlying technology, data or content into any other product, service or application, including but not limited to competing platforms, property aggregators, comparison sites, pricing models, AI models (training, fine-tuning, embedding, RAG), or other systems that compete in whole or in part with SökHem.
• Use automated methods — including but not limited to scraping, crawling, spidering, indexing, data mining, systematic extraction, or use of robots, bots, scripts, AI agents or other automated tools — to retrieve, collect, index, copy, monitor or store data or content from the Platform, regardless of whether the data is subsequently published, processed or used internally. This prohibition applies even if you do not distribute the collected material.
• Circumvent, disable, manipulate, interfere with or otherwise attack security mechanisms, access restrictions, rate limiting, CAPTCHA, technical protection measures, firewalls, API keys, authentication systems or other features that prevent, restrict or control access to or use of the Platform.
• Deconstruct, decompile, reverse-engineer, disassemble or otherwise attempt to obtain, derive, extract or reconstruct source code, object code, underlying ideas, algorithms, logic, data models, data structures, trade secrets, know-how or other intellectual property rights in the Platform or its underlying technology.
• Remove, obscure, alter, distort or otherwise manipulate copyright notices, trademarks, logos, watermarks, metadata, attributions or other rights markings from the Platform or its content.
• Use the Platform, its data, statistics, pricing models, matching results or other content for competitive analysis, benchmarking, market research, or to develop, train, improve, validate or provide competing or adjacent products or services, whether or not these are commercialised.
• Use the Platform for fraudulent, misleading, improper or disloyal purposes, including marketing in violation of good marketing practices under the Swedish Marketing Act (2008:486).
• Publish, upload, transmit or otherwise make available content that (a) violates applicable law, (b) infringes third-party rights, (c) is defamatory, threatening, discriminatory or obscene, or (d) contains malicious code, viruses, trojans, worms, ransomware or other destructive or harmful material.
• Attempt to do any of the above, or encourage, enable, facilitate, instruct, finance or assist any third party in doing any of the above.
• Use the Platform in any manner other than through the official interfaces, APIs and instructions that SökHem provides from time to time, or in violation of the purpose for which the Platform is provided.

In the event of a breach of this section, or reasonable suspicion of such breach, SökHem reserves the right to, without prior notice and without liability: (a) immediately restrict, suspend or permanently terminate your access to the Platform, (b) delete your account and associated data, and (c) take all available legal measures, including claiming damages and seeking injunctive relief, to protect the rights of SökHem and our licensors.

If you upload images or other information in connection with your search profile or contact with us, the following applies:

• You warrant that you have the right to share the material and that it does not infringe third-party rights.
• If the material depicts other people, you are responsible for having obtained the necessary consent.
• You grant SökHem a non-exclusive, transferable, royalty-free and worldwide right to use, process, store, copy and make available the material to provide, develop and market the Platform and its services.

SökHem, or where applicable our licensors, holds and reserves all intellectual property rights, including but not limited to copyright, trademark rights, patent rights, design rights, database rights (catalogue protection under Chapter 5, Section 49 of the Swedish Copyright Act), and rights to trade secrets and know-how, in relation to the Platform and all content therein.

The intellectual property rights cover, without limitation: the Platform's underlying technology, source code, object code, algorithms, matching models, data models, databases, data structures, APIs, interfaces, design elements, logos, text content, graphic material, categorisations, taxonomies, statistical models, all updates, adaptations, improvements and all developments thereof.

By using the Platform, you obtain a limited, non-exclusive, non-transferable and revocable right to use the Platform for its intended purpose in accordance with these terms. Nothing in these terms shall be interpreted as a transfer, grant or other conveyance of any intellectual property right beyond this limited right of use. SökHem expressly reserves all rights not expressly granted under these terms.

The Platform contains content and information obtained from licensors, partners, real estate agents and other third parties. Such content belongs to the respective rights holders, and any use of such content — including copying, distribution, adaptation, modification or transfer — without the rights holder's prior written consent may constitute an infringement of third-party intellectual property rights and give rise to liability for damages.

Unauthorised copying, reproduction, distribution, presentation, transfer, rental, lending, processing or other use of the Platform or its content may constitute an infringement of SökHem's or third parties' intellectual property rights. Such infringement may give rise to liability for damages and other legal sanctions under, among others, the Swedish Copyright Act (1960:729), the Swedish Trademarks Act (2010:1877), the Swedish Trade Secrets Act (2018:558), the Swedish Patents Act (1967:837), the Swedish Design Protection Act (1970:485) and the Swedish Marketing Act (2008:486).

Any prices, fees and subscription terms are stated on the platform when you order a paid service. We may change prices and fees over time, but such changes are communicated clearly in advance and carried out in accordance with applicable law. This means that we comply with mandatory consumer protection rules and other legal requirements applicable to price changes.

SökHem provides the platform "as is". Property data is obtained from real estate agents and other third-party sources; we make no guarantees as to completeness, accuracy or timeliness. Any valuation indications are statistical estimates and should not be used as a basis for financial decisions without professional advice. We are not liable for losses arising from your reliance on information from the platform.

You can request deletion of your account at any time by contacting us at [email protected]. We delete your personal data in accordance with our privacy policy, except for data that must be retained by law.

We may update these terms at any time. Material changes are communicated by email or via a notice on the platform. Continued use after changes take effect means that you accept the new terms.

These terms are governed by Swedish law. Disputes shall primarily be resolved through negotiation. If agreement cannot be reached, the dispute shall be settled by Stockholm District Court (Stockholms tingsrätt) as the first instance, unless mandatory consumer protection legislation provides otherwise.

You agree to indemnify and hold harmless Anton Wester AB, its subsidiaries, board members, employees, agents, contractors and licensors from and against all liability, claims, losses, damages, costs and expenses (including reasonable legal fees) arising out of (i) your breach of these terms, (ii) infringement of SökHem's or third parties' intellectual property or other rights, (iii) violation of applicable law, or (iv) your use of the Platform in violation of these terms or the purpose for which the Platform is provided.
