Terms of Use

SökHem is a digital, purely technical information and data aggregation platform that helps home buyers find and monitor properties for sale on the Swedish market.

Important notice regarding real estate brokerage: SökHem is not a registered real estate agent and does not provide any brokerage services. We do not act as an impartial intermediary, do not refer buyers or sellers, and do not provide legal, tax or financial advice regarding property transactions. All information on the Platform is provided for informational purposes only. Users are always encouraged to engage a registered real estate agent, lawyer or other qualified adviser for valuation, advice and execution of property transactions. It is expressly prohibited for users to use the Platform to conduct professional real estate brokerage in violation of the Swedish Real Estate Agents Act (2021:516) (fastighetsmäklarlagen).

To use SökHem you must be at least 18 years old and have the legal capacity to enter into agreements. If you use the Platform on behalf of a company (a business operator), you warrant that you are authorised to bind that company to these terms. By creating an account or using the Platform, you confirm that these requirements are met.

You are responsible for keeping your login credentials confidential and for all activity that takes place under your account. You undertake to contact us immediately at [email protected] if you suspect unauthorised access or a security breach.

You agree not to, directly or indirectly:

• Copy, reproduce, modify, adapt or otherwise imitate the Platform, its underlying technology or content, including but not limited to listing data, images, texts, statistics, pricing models and databases.
• Distribute, sell, sublicense, rent out or otherwise transfer the Platform, its underlying technology or content to any third party.
• Integrate the Platform, its underlying technology, data or content into any other product, service or application, including but not limited to competing platforms, property aggregators, comparison sites, pricing models, AI models (training, fine-tuning, embedding, RAG), or other systems that compete in whole or in part with SökHem.
• Use automated methods — including but not limited to scraping, crawling, spidering, indexing, data mining, systematic extraction, or use of robots, bots, scripts, AI agents or other automated tools — to retrieve, collect, index, copy, monitor or store data or content from the Platform, regardless of whether the data is subsequently published, processed or used internally.
• Circumvent, disable, manipulate, interfere with or otherwise attack security mechanisms, access restrictions, rate limiting, CAPTCHA, technical protection measures, firewalls, API keys, authentication systems or other features that prevent, restrict or control access to or use of the Platform.
• Deconstruct, decompile, reverse-engineer, disassemble or otherwise attempt to obtain, derive, extract or reconstruct source code, object code, underlying ideas, algorithms, logic, data models, data structures, trade secrets, know-how or other intellectual property rights in the Platform.
• Remove, obscure, alter, distort or otherwise manipulate copyright notices, trademarks, logos, watermarks, metadata, attributions or other rights markings from the Platform or its content.
• Use the Platform, its data, statistics, pricing models, matching results or other content for competitive analysis, benchmarking, market research, or to develop, train, improve, validate or provide competing or adjacent products or services.
• Use the Platform for fraudulent, misleading, improper or disloyal purposes, including marketing in violation of good marketing practices under the Swedish Marketing Act (2008:486).
• Publish, upload, transmit or otherwise make available content that (a) violates applicable law, (b) infringes third-party rights, (c) is defamatory, threatening, discriminatory or obscene, or (d) contains malicious code, viruses, trojans, worms, ransomware or other destructive material.
• Attempt to do any of the above, or encourage, enable, facilitate, instruct, finance or assist any third party in doing any of the above.

In the event of a breach of this section, or reasonable suspicion of such breach, SökHem reserves the right to, without prior notice and without liability: (a) immediately restrict, suspend or permanently terminate your access to the Platform, (b) delete your account and associated data, and (c) take all available legal measures, including claiming damages and seeking injunctive relief.

If you upload images, text or other information in connection with your search profile or contact with us, the following applies:

• You warrant that you have full right to share the material and that it does not infringe third-party copyright, trademark or other rights.
• You are solely responsible for having obtained the necessary, express consent from all persons who can be identified in the material you upload.
• You may not upload sensitive personal data, identity documents, financial documents or material that violates the General Data Protection Regulation (GDPR).
• You grant SökHem a non-exclusive, transferable, royalty-free and worldwide right to use, process, store, copy and make available the material to provide, develop, maintain and market the Platform and its services.

SökHem, or where applicable our licensors, holds and reserves all intellectual property rights, including but not limited to copyright, trademark rights, patent rights, design rights, database rights (catalogue protection under Chapter 5, Section 49 of the Swedish Copyright Act), and rights to trade secrets and know-how, in relation to the Platform and all content therein.

The intellectual property rights cover, without limitation: the Platform's underlying technology, source code, object code, algorithms, matching models, data models, databases, data structures, APIs, interfaces, design elements, logos, text content, graphic material, categorisations, taxonomies, statistical models, all updates, adaptations, improvements and all developments thereof.

By using the Platform, you obtain a limited, non-exclusive, non-transferable and revocable right to use the Platform for its intended purpose in accordance with these terms. Nothing in these terms shall be interpreted as a transfer, grant or other conveyance of any intellectual property right beyond this limited right of use.

Any prices, fees and subscription terms are clearly stated on the platform when you order a paid service. We reserve the right to change prices and fees over time. Such changes are communicated clearly in advance (at least 30 days before they take effect for ongoing subscriptions) and are implemented in accordance with applicable law, including mandatory consumer protection rules.

SökHem uses artificial intelligence (AI), machine learning and automated algorithms to provide services such as matching, searches, summaries and statistical valuation indications.

The user acknowledges that AI-based systems may contain inaccuracies, omissions or so-called "hallucinations".

SökHem does not guarantee that AI-generated content, matching results or valuation indications are legally, financially or factually accurate or complete.

AI-generated information never constitutes professional advice and should not be used as the sole basis for financial, legal or property-related decisions. SökHem accepts no responsibility for decisions or actions based on AI-generated data from the Platform.

9.1 The Platform and all content are provided "as is". SökHem makes no warranties, express or implied, regarding completeness, accuracy, timeliness or operational reliability.

9.2 SökHem disclaims all liability for indirect losses, such as lost profit, lost business, lost data, loss of expected savings or other economic loss, regardless of whether such loss was foreseeable or not.

9.3 SökHem's maximum liability towards a user for direct damages caused by SökHem's negligence is limited to the amount the user has paid in fees to SökHem during the last 12 months, or SEK 5,000 if no fee has been paid.

9.4 This limitation of liability does not, however, restrict SökHem's liability where this would conflict with mandatory Swedish law, and never applies to personal injury or damage caused by SökHem's intent or gross negligence.

You can request deletion of your account at any time by contacting us at [email protected]. We delete your personal data in accordance with our privacy policy and applicable data protection legislation, except for data that we are required to retain by law (e.g. accounting legislation). SökHem reserves the right to terminate or suspend your account at any time if we suspect a breach of these terms.

We may update these terms at any time to reflect changes in our service, business model or applicable legislation. Material changes are communicated by email or via a clear notice on the platform at least 30 days before they take effect. Continued use of the Platform after changes take effect means that you accept the new terms.

These terms are governed by and shall be interpreted in accordance with Swedish law.

For consumers (B2C): Under mandatory consumer protection legislation, as a consumer resident in Sweden you always have the right to bring proceedings in the district court of the district in which you are domiciled, or at Stockholm District Court (Stockholms tingsrätt) if you so choose.

For business operators (B2B): Disputes concerning the interpretation or application of these terms shall be settled by Gothenburg District Court (Göteborgs tingsrätt) as the first instance, unless the parties agree in writing on arbitration.

You agree to indemnify and hold harmless Anton Wester AB, its subsidiaries, board members, employees, agents, contractors and licensors from and against all liability, claims, losses, damages, costs and expenses (including reasonable legal fees) arising out of (i) your breach of these terms, (ii) infringement of SökHem's or third parties' intellectual property or other rights, (iii) violation of applicable law (including the GDPR), or (iv) your use of the Platform in violation of these terms or the purpose for which the Platform is provided.
