The downside: where do you live in between?

Selling first has a catch: you need somewhere to live until you find the next home. That is the big drawback, and it creates time pressure.

Many solve it with a long moving day period. They agree with the buyer to move only in three to six months. That buys calm time to search.

Others rent a home for a while. That gives full freedom, but it costs money and you move twice, which wears with children, pets or much furniture.

A third variant makes the sale conditional. You only sell if you find a new home in time. It sometimes works. But it makes you less attractive as a seller, so buyers may back away.

How the moving chains are affected

Much of the housing market hangs together in chains. A buys from B, who buys from C. Everything must click.
