Understand your housing cost
Interest relief
In Sweden you may deduct 30% of interest costs up to 100,000 kr per person per year. On amounts above that the deduction is 21%. The calculator uses 30% up to 100,000 kr and 21% above, and assumes the whole base belongs to one person. Splitting between several borrowers can change the outcome.
The amortisation requirement
Depending on your loan-to-value there are statutory amortisation requirements. Below 50% loan-to-value of the home's value — no requirement. 50–70% — amortise 1%/year. Above 70% — amortise 2%/year. The former extra amortisation requirement for loans above 4.5 times gross income was removed on 1 April 2026.
Amortisation is not a cost
Amortisation shrinks your debt and builds capital. Done properly, amortisation is saving, not spending. Your "real" housing cost is net interest + monthly fee, which in your current calculation is 9 663 kr/month.

Frequently asked questions about housing costs
The calculator adds four cost items into one monthly cost: interest on the mortgage, interest relief (30 percent up to 100,000 kr/year in interest, then 21 percent), amortisation and the monthly fee to the association. Move the sliders for loan amount, rate, amortisation pace and fee — the result updates directly so you can see what the home costs per month.
Loan amount and rate move it most. One percentage point more on a 3 million kronor loan raises gross interest by 2,500 kronor per month. Amortisation affects cash flow while shrinking the debt at the same time. The monthly fee comes on top of the loan costs.
No. The calculator focuses on interest, estimated tax reduction, amortisation and monthly fee. Electricity, water, heating, home insurance, broadband and maintenance must be added separately. For an apartment running costs can be around 350 kr/sq m/year, for a house around 470 kr/sq m/year.
Amortisation shrinks your debt and builds equity in the home — so it is saving, not consumed cost. When banks and Finansinspektionen assess affordability, amortisation is still included since it affects your monthly cash flow. For your 'real' housing cost: remove amortisation from the total.
No percentage fits every household. Start from your net income, fixed spending, children, other loans and necessary buffer. The bank runs its own left-to-live-on assessment, but you should also stress-test your private budget with a higher rate. Use the slider to try 6–7% interest and see if the calculation holds.
The tax reduction for capital deficit is normally 30 percent up to 100,000 kronor per person per year, and 21 percent on the part above the threshold. The outcome depends on your tax return and how interest spending is split between borrowers. The calculator assumes one borrower — if two of you share the interest the relief can be larger.
