Net proceeds — what do you keep?
The final price is not what you get. Subtract fee, costs, tax and the loan being repaid, and you see what you really have for buying next.
Your sale

Styling, photos, inspection, energy certificate, moving, transfer fee.
2 095 750 kr
47 % of the final price, after fee, costs, tax and repaid loan.
112 500 kr
266 750 kr
The fee is deductible against the profit, so it cuts the tax by 22 percent of the amount. Selling at a profit, you therefore carry roughly 78 percent of the bill. Selling at a loss, there is no such effect.
Indicative calculation. Penalty interest on repaying fixed loans is not included.

Three items that take the most
The commission
The only item that grows with the price. On five million the gap between 1.5 and 3 percent is 75,000 kronor.
The capital gains tax
22 percent of the profit. Well-documented improvements are the cheapest way to cut it.
Fixed loans
Penalty interest on early repayment can run to six figures. Ask the bank for the amount before signing a contract.
The most common planning mistake in a home deal is budgeting with the final price instead of the net when the next home is planned. Between the two often sits 25–35 percent of the price. Almost all of it can be known in advance.
Two items can be influenced. Commission is negotiable and not regulated by law. Capital gains tax falls with improvement spending you can evidence — which is why the receipt binder is worth real money the day you sell.

Frequently asked questions about net proceeds
Net proceeds are what you actually keep once the home is sold. From the sale price go agent fee, other selling costs, capital gains tax and the loan repaid on completion day. What remains is the net. That figure decides what you have for buying next, not the final price.
The agent fee is the largest item. On top of that often come styling, photography, floor plans, energy certificate, pre-sale inspection and moving costs. If the tenant-owner association charges a transfer fee it is normally paid by the seller unless agreed otherwise.
On completion day. The buyer's payment goes through the agent's client funds account, and from there the bank repays your loan before the rest is paid out to you. Fixed loans may add penalty interest — ask the bank for the amount before signing a contract, it can be significant.
Compensation to the bank for repaying a fixed loan early. It is calculated on the gap between your fixed rate and the bank's current comparison rate for the remaining fixed period. When rates fall it can be large. The calculator above excludes it, so get the amount from the bank and add it to other costs.
Yes. The agent fee and other selling costs are deducted from the profit before the 22 percent tax is calculated. That makes the fee's real cost lower than the invoiced amount — around 78 percent of it, if you sell at a profit.
Then you pay no agent fee. Listing on SökHem costs zero kronor and we take no commission on the final price. For an agent to draw up and review the purchase contract, add that as an option, normally 5,000–10,000 kronor. Set the commission to zero in the slider above and add the option under other costs to see the difference.
