Down payment — how much do you need?

Since 1 April 2026 the requirement is 10 percent of the price, not 15. Move the sliders to see what that means in kronor, what you can borrow and what you must amortise.

Your down payment

Statutory amortisation4 500 kr/month

A loan-to-value of 90 % means an amortisation requirement of 2 percent of the loan per year, i.e. 54 000 kr. Amortisation is saving — it moves money from your account into the home — but it must be paid every month.

Indicative calculation. Your bank runs its own numbers with income, debts and left-to-live-on.

Three things that decide the amount

The mortgage cap

The bank may lend at most 90 percent of the home's value. The rest must be your own equity. That cap sets the floor for the down payment.

The amortisation ladder

Above 70 percent loan-to-value you amortise 2 percent of the loan per year, between 50 and 70 percent 1 percent, below that nothing. More down payment cuts the monthly cost twice over.

The costs on top

Title registration, mortgage deeds, inspection and moving sit outside the down payment and must also be there in cash on completion day.

On 1 April 2026 Finansinspektionen raised the mortgage cap from 85 to 90 percent. The equity requirement fell by a third. On a three-million home you need 300,000 kronor instead of 450,000 — 150,000 kronor less to scrape together.

The catch is amortisation. Putting down exactly 10 percent leaves you at 90 percent loan-to-value, where the higher requirement of 2 percent of the loan per year applies. On a 2.7 million loan that is 4,500 kronor a month before you have paid a krona in interest. The slider above shows what each extra hundred thousand does to that figure.

Frequently asked questions about down payments

10 percent of the home's price. On 1 April 2026 Finansinspektionen raised the mortgage cap from 85 to 90 percent, cutting the requirement from 15 to 10 percent. On a 3 million kronor home that means 300,000 kronor instead of 450,000.

Not as a mortgage. The mortgage cap exists precisely so that part of the purchase is your own equity. An unsecured loan is formally possible, but the bank counts it in your assessment and it carries a much higher rate, so it usually hurts your loan promise more than it helps. More common routes are your own savings, selling a previous home or an advance on inheritance.

10 percent is the floor, not the goal. Putting down exactly 10 percent leaves you at 90 percent loan-to-value, where the higher amortisation requirement of 2 percent of the loan per year applies. Below 70 percent loan-to-value the requirement halves to 1 percent, and below 50 percent it disappears entirely. The difference shows directly in the monthly cost.

Two different things, often the same amount. The deposit is what you pay when the contract is signed, normally 10 percent of the purchase price, and it is a part-payment of the price. The down payment is the part of the purchase that may not be loan-financed. The deposit is paid at signing, the rest on completion day.

Then there are deposit loans, short loans covering the deposit until your old home is sold. If you already own a home to sell, a bridging loan is the equivalent. Both cost interest. Count it in the calculation instead of treating the loan as free.

No. They are costs on top of the down payment and must also be there in cash. Title registration costs 1.5 percent of the purchase price plus 825 kronor when buying a house, and new mortgage deeds cost 2 percent of the amount. Buying a tenant-owner apartment involves no title registration, but the association usually charges a transfer fee.
